Driveways in Kingswood, Hull

Kingswood is the newer residential area on Hull's northern fringe. The name is also used for a suburb of Bristol, so the map on this page is pinned to Kingswood, Hull, East Yorkshire.

The photographs show houses, Kingswood Health Centre and farmland at the edge. The estate is not a conservation area on Hull's list. If a house sits outside the city boundary, East Riding of Yorkshire Council is the planning and highway authority, not Hull.

Do not land in Bristol

Search engines treat "Kingswood" as ambiguous. The click-to-load map on this page uses the query "Kingswood, Hull, East Yorkshire" so it is not the Bristol suburb. If you press the button, Google receives that request. If you do not, no map frame is loaded. Either way, check the pin against your street before you trust it. A health centre and a retail park do not prove that every house nearby is inside the same council.

Three photographs, three different briefs

Ian S's picture of houses shows the kind of frontage people mean when they ask for a Kingswood drive: a relatively recent plot, often with a driveway already formed in concrete, tarmac or blocks, sometimes wide enough for two cars. Replacing a tired surface is the usual brief. Creating a first-ever opening onto a field edge is a different brief, and the third photograph is there to show that fields still sit against the estate. The health-centre picture is a landmark, not a domestic drive and not a site this website is offering for work.

None of the three is a completed job arranged through Hull Driveways. They are Geograph photographs. Alt text describes the place. It does not say "our work".

Because many plots were sold with a drive, the useful question is what is wrong with the one you have. Settlement at the garage, a failed joint, ponding against the front door, or a surface that was never finished beyond the builder's base course. Say which. A quote for "new driveway, Kingswood" without that detail will assume a clear dig on a level plot with van access, which is often true here and sometimes is not, especially on a shared private drive.

Hull's conservation-area list does not include a Kingswood entry. Streets that are inside the city are not, on that list, a conservation area of their own. Bransholme to the south is the same: unnamed. Garden Village and Sutton-on-Hull are not the model for these closes.

Inside the city, a new or widened vehicle crossing is Hull City Council's process. Approval is required. The contractor who cuts the kerb has to be one the council accepts for that work. Outside the city, East Riding of Yorkshire Council's road maintenance page says that having a dropped kerb installed for vehicular access may need planning permission, and it points readers to the planning section. This website does not publish a fee for that advice. East Riding's pages describe paid pre-application services; the figures change and they are not kerb prices, so they are not repeated here. If your postcode sits over the line, use East Riding's pages and say "East Riding" in the request so nobody applies Hull's pack to the wrong authority.

This site will not draw the boundary street by street. New development has been added in phases. A marketing name of Kingswood can cover both sides. The council tax bill or the planning portal's address search is the check. Cottingham, to the west, is plainly East Riding. Bransholme is plainly in the city. Kingswood is the edge case.

Plot types that change the specification

Detached and semi-detached fronts with a side driveway to a garage are common in the house photograph's kind of street. The garage may be set back, so the drive is long enough to need a fall, a channel, and a joint at the garage threshold. A long drive is not automatically a deep-construction drive. If the builder's stone is still sound, an overlay may be honest. If it has pumped fines and sunk, it needs digging out. The professional should say which, after a visit.

Shared private drives, which serve several houses and are not adopted, are priced differently. You may need every householder's agreement. The surface may be one ownership. The quote form can pass a description to professionals. It cannot adjudicate a deed.

Block, resin and asphalt all appear on estates of this age. Pattern-imprinted concrete is less usual on a drive that must be patched around lamp columns and service boxes, because a pour likes a clear day and a clear area. Gravel is a poor match to a footway that leads to a health centre and shops, unless the entrance is a bound apron. The comparison guide is the material discussion. Ground and runoff at the fringe

The farmland photograph is a reminder that the estate stops. The BGS viewer will show the superficial geology changing toward open ground. Do not assume the clay under a Cottingham field is the fill under a Kingswood close, or the reverse. Ask for the formation to be described.

Hull's flood strategy says the city is largely on reclaimed marshland, and that surface water from higher ground to the west drains toward the city. Kingswood is on the northern side, not in the sentence the strategy uses for Cottingham, Willerby and Kirk Ella. Some phases will have been built with their own attenuation. A household drive should follow whatever drainage the estate already uses, rather than sending water into a neighbour's side path. The flood map for planning is the address check. This page does not assign zones.

The national five-square-metre front-garden test still applies on city streets. Link it from the planning guide rather than treating a new estate as exempt because it is new.

Say Kingswood, Hull, the street, and whether you believe the house is inside Hull City Council or East Riding. Say replacement or first opening. Say garage, shared drive, or open front. Why does the map query mention East Yorkshire?

So the pin is not Kingswood in Bristol. East Yorkshire in the search box is a disambiguator. It is not a statement that every house is in the East Riding council area.

No. The photograph is a landmark taken by Ian S. Work on NHS land is not what this page is for.

Will a professional know the council boundary?

Only if you tell them the authority or they check it. Put it in the request. A quote that assumes the wrong council's kerb process will be wrong.
